Smart Home for Multi-Story Houses: Coverage Tips

Running a smart home in a single-story apartment is easy mode. Everything is in range, signals travel unobstructed, and your mesh network basically builds itself. Multi-story houses are a different challenge entirely. Floors, ceilings, HVAC ducts, and plumbing all attenuate wireless signals. A sensor that works perfectly in the same room as your hub can be unreachable two floors up.
A 3-story home with 80 or more Zigbee devices is where these lessons get learned the hard way. Here is what works.
The Fundamental Problem
Every floor transition adds roughly 10-15 dB of signal attenuation for both WiFi and Zigbee. That is equivalent to losing about half your effective range. A Zigbee device that communicates reliably at 10 meters on the same floor might struggle at 5 meters through a floor. Concrete floors are worse than wood-frame construction. Metal HVAC ducts act as signal blockers.
The solution is not stronger signals, it is strategic repeater placement to create reliable paths between floors.

Place your Zigbee coordinator on the middle floor of your home. In a 3-story house, that means the second floor. This gives the coordinator direct reach to devices on both adjacent floors without relying entirely on mesh routing. If your coordinator is in the basement and your furthest device is on the third floor, every message has to hop through at least two routers, adding latency and reducing reliability.
Router Devices Per Floor
Every floor needs at least 2-3 mains-powered Zigbee devices acting as routers. The cheapest option is Zigbee smart plugs (IKEA TRADFRI plugs are $10 and are excellent routers). Place one near each stairwell or opening between floors, these become your inter-floor relay points.
The stairwell is critical because it is typically the most open path between floors. A router device at the top and bottom of each staircase creates a direct line of sight for signal relay.
Avoid Common Mesh Mistakes
- Do not rely on battery devices for routing. Aqara sensors, door contacts, and temperature sensors are end devices, they do not route traffic. You cannot build a mesh backbone with them.
- Do not put all your routers in one room. Spread them across each floor for coverage. Three smart plugs in the kitchen do less for your mesh than one plug on each floor.
- Do not mix too many Zigbee brands in your mesh. While Zigbee is a standard protocol, some older devices (particularly older IKEA bulbs) can cause routing issues. Stick to well-supported devices. Our coordinator setup guide lists the most reliable routers.
WiFi Coverage for Smart Devices
WiFi-based smart devices (cameras, smart speakers, WiFi plugs) need strong coverage on every floor too. A single router in the living room will not cut it for a multi-story house.
Mesh WiFi systems (like those covered in our mesh WiFi guide) are the right solution. Place one mesh node per floor, preferably in a central location. For IoT devices, the coverage matters more than raw speed, a weak signal causes devices to drop offline and miss automation triggers.
If you run a separate IoT VLAN (which you should for security, see our VLAN guide), make sure that VLAN is broadcast from access points on every floor, not just one.
